Blintor Capital has entered into an exclusive partnership with Crescendo Asset Management to offer to investors an attractive U.S. real estate opportunity.

The investment strategy will focus on value-add opportunities in the residential (multi-family) and industrial real estate market, which has continued to suffer a dislocation due to a number of structural factors and compounded by the COVID-19 pandemic.

Expertise:

  • The combined experience of the partners adds up to over 50 years at a fund level – with senior managers each bringing on average over 20 years in personal experience
  • Both Crescendo and Blintor have invested extensively and successfully in the U.S. in both real estate debt and equity
  • Emerald Creek Capital, as the primary sub-advisor to the fund and U.S. real estate specialist, has suffered $0 in lost principal during its 12 years in existence. Its founders and senior team are real estate investment specialists with a proven and strong track record

Range of Real Estate Opportunities

While the Fund will have the flexibility to be opportunistic and will look at any deal that meets our stringent investment criteria, it is expected that most transactions will be focused on the following property types.

Multi-Family Housing:

  • This will be a primary focus of the fund.
  • Our value-add strategy works well in this part of the market, which requires a minimal investment and allows for a quicker realisation of the business plan.
  • Macro factors are supportive of properties in this space, with cities such as Richmond, Houston and Charlotte attracting people who are leaving the traditionally larger cities.
  • Single professionals or young families who may struggle to get “on the property ladder” will like the option to rent a property that is centrally-located and offers attractive amenities.

Industrial Properties:

  • Many properties in this space meet the criteria of investment for our fund – properties which need some capex to attract new tenants, extend terms of existing ones and to command higher rental incomes.
    • New growth and population trends in previously less sought-after cities and counties across the U.S. are also fuelling new interest in these kind of properties.
    • Improved sentiment and economic figures are also prompting investors to take a second look at a space which was in many places impacted by COVID-19.
    • The fund’s ability to be opportunistic can support us quickly deploying capital in interesting properties in this space.

Track Record

The Investment Committee members of the fund are experience real estate investors, who are able to demonstrate track records of success across the real estate space.

Fund Objective

The fund seeks to achieve its performance objectives by investment in a portfolio of hand-picked real estate transactions across the U.S. Working principally with Emerald Creek Capital, but not exclusively, the Fund’s investment team will source, review and select transactions that meet its investment requirements.
